Lease date questions
A lease that starts September 1 and ran through September 1 of the next year would be 12 months and one day. The standard convention is that the term ends the day before the anniversary — Aug 31 — so the tenant gets exactly 12 months of possession. This calculator follows that convention.
It depends on the lease: many auto-renew for another full term, others convert to month-to-month, and some simply end. Auto-renewal clauses are enforceable in most states (a few require the landlord to remind you). The notice deadline this calculator shows is the date to beat.
Almost always calendar days — a “60-day notice” means 60 calendar days before the lease ends, weekends included. This calculator counts calendar days. If your lease says otherwise, it will say so explicitly.
